Mold Inspections
In some cases you may see or smell what appears to be mold.
In other cases you just want to be sure your home is mold free
Or maybe you are concerned about some recent health issues
To insure the health of your home, I recommend having your home inspected for mold and mold spores.
A complete inspection consists of a visual inspection and an Air Quality Test.
If there is any visual evidence of mold, physical samples are taken with either a swab or a tape pick up method.
The air samples and physical samples are then sent to my lab for analysis.
if there is an elevated level of mold, I will make recommendations for how to remediate the problem for both removal of the mold and repair of the water source that caused it.

For mold to grow it needs:
1) A Food Source, for example:
Paper
Wood
Leather
Dust
2) A Source of Water, for example:
Flood
Broken Pipe
Rain water entry into the home
Humidity: above 60%
3) Temperature
Typical range: 4° to 100°
As a Mold Assessor this is what I can do for you:
• Primarily, I use sight, smell and leading edge electronic equipment to determine if
there is a presence of mold.
• The Air and Physical samples are overnighted to my lab for analysis.
• Within 24 to 48 hours, I receive the results and interpret them
• If these is mold, I will inspect the home water systems to try and pinpoint the
cause of the water or moisture that is allowing the mold to grow.
• Then create a Remediation Plan to solve the problem:
> What needs to be corrected to repair the moisture problem
> Determine if some amount of the structure needs to be removed
> Recommend process to remove the mold
By New York State Law, the Inspector may not also do the remediation.
• When the Remediation is complete, I can return to re-inspect and provide a
Clearance Report
